Florida vacation home toilet drying up when gone?

Thursday, March 26th, 2009
bmdennst asked:

We have our florida vacation home, which we use for a few months every winter, the rest of the year it sits empty. So the toilets dry up after a few months, then bugs, rats, and other creatures get into the house through it.

Any ideas on how to get them to not evaporate, or stop the bugs etc from coming in while we are gone over the long period?

How to Market your Florida Vacation Rentals Home

Wednesday, March 25th, 2009
IC asked:

So, you’ve gone ahead and purchased your perfect vacation home. You found the right home, in the best location and at your budgeted price. Now you need to start attracting vacationers to view your property and book it, thus giving you some much needed income to fund your second home investment.

How do you present your home to the widest audience possible at the lowest price? Conventional printed media is one route to consider – local/national newspaper ad’s, specialist vacation magazines, flyers on the office notice board etc. Whilst these can be pretty effective in their own right, taking out an advert in a newspaper can be rather costly. And the wider the distribution of the newspaper, the higher the cost of advertising within their pages.

With over 90% of all vacationers now doing their initial research of where to go via the internet, the novice vacation home owner should consider advertising their home through one of the many vacation home directories which populate the web. The principle idea of these directories is that it allows private vacation homeowners to showcase their property with pictures and in some cases, a virtual tour, accompanied by lots of text detailing what the home has to offer. The potential vacationer can then browse these details at leisure and, if they like what they see, contact the homeowner direct and enquire about renting the home.

There are many of these websites out there and a vacation home owner should do their own research by viewing a few and comparing things such as layout, ease of navigation and price to list their home, before making a final decision. As a rule of thumb, quality websites which will bring the homeowner a good amount of enquiries charge anywhere from $75 to $300 per annum to list the home within their pages. Some established websites you may want to check out and compare include www.greatrentals.com

www.vacationhomes2rent.com and www.vrbo.com

Once you’ve decided which directory you wish to join, here are some key pointers you should consider:

* Make sure you select a directory that specializes in properties in the state that your home is in. For example, if you purchased in Florida, you should advertise on a Florida specific vacation directory.

* Include on your listing as many excellent quality pictures of the interior of your home and outside area/view from lanai as you are allowed. A picture truly paints a thousand words.

* Consider investing in a virtual tour to showcase the home. These usually cost around $150 but you’ll have it for life. Including a link so potential vacationers can literally ‘walk around the home’ is a big bonus.

* Tell the truth when you write about the home; if you can’t see the ocean unless you lean off the lanai and strain your neck it is not an ocean view! Presenting it this way will only lead to disappointed clients. Disappointed clients means non-repeat business.

* When you write your text onto the directory, make it fresh text and not something you copied from another website or what you maybe published elsewhere on the Internet. Fresh text means new content on the web and is very much more attractive to search engines who are constantly seeking new information. Old text is old news and not very interesting to search tools such as Google and Yahoo.

For the new vacationer homeowner wishing to present their home to the biggest audience at a minimal cost, a good vacation home directory should be their first choice. Remember, if you attract only one rental for the year based on your advert, a week’s rent will pay for a whole year’s advertising on a website and is best value for money for the savvy second home owner.

Florida Vacation Homes – Why Buy When Rentals are so Cheap

Friday, March 13th, 2009
Maschuttes asked:

Vacation Homes and Condos for Rent

So, combine a family vacation wonderland with an unprecedented glut of unsold homes and condos and what do you think you get? As it turns out, Florida and most particularly the greater Orlando area has become the number one renters market for first class vacation homes and condos in the U.S.

Its Pick and Choose in a Flooded Market

Beautiful, fully furnished homes and condos that have languished unsold on the lackluster Florida real estate market have now found their way into the rental arena as a matter of necessity. So now the rental market on high end homes and condos has become just as flooded as the Florida real estate sales market.

Less than a Hotel or Motel

The result is that hotel and motel operators are left pulling their hair out, as vacationers are finding that they can rent a fully furnished home with a pool that is close to first rate recreation facilities for “less” then they would have to pay at a local hotel or motel.

Contact a Rental Agency Online

This new trend in Florida vacation home rentals isn’t isolated to any one particular area either. In fact, property management agencies that handle home and condo rentals all over Florida, including the “red hot”downtown Miami Beach area are having to turn homeowners away due the fact that they are simply overloaded with rentals at the present time.

Florida Vacations – From Orlando To The Keys

Thursday, March 12th, 2009
Jim Grayson asked:

The kids have finally broken you down and you’ve agreed on that family vacation getaway to Florida. They’re excited. They want to go to Orlando, and you’re fairly certain that if you hear one more thing about Goofy or Micky your head is going to explode. What’s a poor mom or dad to do? While it’s true that Disney World is one of the premier family vacation getaways in Florida, it is by no means the only fun place to be.

The Orlando/Kissimmee area boasts a plentiful array of family vacation getaways. In fact, Kissimmee can be considered the laid-back, historic alternative to Orlando. Residents of Kissimmee have gone to great lengths to keep the hometown charm that the area is noted for. While there are some water parks and resorts, attractions such as Old Town, rodeos, horseback riding and a petting farm make it a wonderful family vacation getaway.

Other towns in the area which are ideal family vacation getaways include: Mount Dora, perfect for biking trips; Polk City, for the family of aircraft enthusiasts; and Sanford, home of the Central Florida Zoological Park.

Further south lies Palm Beach County. Yes, that’s right; I did say Palm Beach. I know what you’re thinking. ‘Palm Beach’ and ‘family vacation getaways’ don’t go hand in hand. That’s where you’re wrong. You just have to know where to look. West Palm Beach is perfect for that family vacation getaway, thanks to destinations such as the Norton Museum of Art and the Lion Country Safari, where visitors can see lions, giraffes, and a host of other animals, running free.

As you travel further north, you can give your kids the perfect opportunity to use their family vacation getaway to learn about the environment, by visiting the Loggerhead Park and The Marine Life Center in Juno. Here they can be taught about turtles and go on turtle walks.

We’re not done yet. Welcome to the Florida Keys, the perfect destination for putting a little more excitement in your family vacation getaway. Certainly I wouldn’t suggest you take your children diving, unless they’re accustomed to that sort of thing, but you can definitely visit Islamorada. They’ll love their family vacation getaway when they get to interact one-on-one with dolphins and sea lions. You’ll also have the chance to feed the giant tarpon that gather around the docks. Now how many people can say they had a chance to do that on their family vacation getaway? So you see? Disney World isn’t the only option for your family vacation getaway.

Florida Vacation Home Rentals are Now More Affordable Than Ever

Wednesday, March 11th, 2009
Maschuttes asked:

Luxury Accommidations

Fully furnished multi-bedroom homes with fully stocked bars and pools are enticing more and more travelers to take a closer look at prime vacation venues such as Orlando and Miami Beach. These are homes that in better times would have only been available to buy, however, new economic realities have prompted home owners to explore more creative ways to generate income from their luxury homes and condos.

Just A Better Way to Go

A fully outfitted kitchen and barbecue area out by the pool, means that a family can save a bundle while enjoying all of the great seafood that Florida is so well known for, without having to pay exorbitant restaurant bills. No more having to keep track of kids either, who would normally be running around a hotel.

If You Enjoy Your Stay Make an Offer

Be forewarned however, that unlike a hotel or motel, you will be required to put up a deposit on your rental and you also will have to make reservations earlier then you normally would. This is why you should only rent through one of the many reputable Florida property management agencies that you will find online. Also, remember that you are in Florida, the “real estate” wheel and deal state, which means that if you like the home or condo that you are renting, feel free to make them an offer on it!

Florida Vacation: Making Your Dreams Come True

Sunday, March 8th, 2009
Remy Jirek asked:

Have you ever considered a Florida vacation? If so, then you are not the only one, as this state consistently attracts millions of tourists every single year. There are hundreds of reasons that people choose to visit Florida, ranging from the wonderful climate, beautiful scenery, to the amusement resorts. Here is everything you need to know about planning your vacation to the sunshine state, including: how to get started, what to do while you’re there, and how to make the most out of every penny.

Initiating the Vacation

The first thing you need to do if you want to go to Florida is decide how you are going to travel there. By contacting a travel agent, you can likely find a vacation package that will suit your needs. These packages generally include airfare, accommodations, tours, and other exciting features, and usually for a discount. For those who prefer to customize their own vacation, you can contact the airlines to find cheap rates or take a bus (if you are looking to save). It is best to wait for a time when a travel company is having a sale or special promotion, as that will get you the best rates (try to be as flexible as possible).

Planning Trips: Where to Go

The most difficult task you will face when planning your trip to Florida is deciding what you will do when you get there. You can choose resorts, such as Disney World, or cruises on magnificent ships. You could even bypass both and find your own forms of entertainment in cities like Miami, Orlando, or Tallahassee. With so much to do, it is recommended that you research this state based on your interests because there is something there for everyone.

Saving Money

To get the most out of your trip, you should look into a bargain vacation. Bargains are available at every step of the vacation planning process, such as choosing where to eat, where to stay, who to fly with, etc. If you want to save on accommodations, look into people who temporarily leave their homes and allow them to be short-term rentals.

If you plan to stay for two weeks or more, finding a place like this will allow you optimal savings (unless you have a friend or relative who will give you a place to stay for no charge). Finally, try to avoid fancy restaurants, as fine dining is available anywhere you go. You will want to spend as little as possible on food if you wish to make the most of your vacation.

Don’t Wait Til The Last Minute

You should start planning your vacation right away if you plan to make it the best it can be. By planning now, you will allow yourself increased flexibility, in addition to giving yourself time to research everything that you might want to do while you’re there. Remember, the sooner you plan for your vacation, the more memorable it will be, guaranteed.
